Creation of Pricing Details for the Determination of Open-market Rent for Apartments for the Brno - Žabovřesky Locality

The aim of my diploma thesis is to prepare documents for price calculation and determination of the common rent in the suburb of Brno - Žabovřesky. In this work, I used information from executed leases Realtors Matras&Matras & Real Estate Ltd. and Dvorak. Analysis of factors affecting price formation I have devoted the factors that I considered at that locality as valid for determining the price and verifying their influence on rental prices. I added my own factor into the monitored critical factors. This factor is noise. As the analysis results showed it was a major factor that significantly affects the final price of the lease. His inclusion among the decisive factors was correct. By setting standards and calculation of coefficients, I obtain results that helped determine the normal cost of rent and contributed to the view of the importance of determining the level of the individual factors to calculate the final rental price. Data collection, analysis and examination of the relationships between the key factors, I see as a guide for calculating the normal price, which will be used by districts and the real estate market.
Factors affecting market rent of agricultural land in Bolehošť and its surroundings

The aim of my master’s thesis is to determine the factors, that influence the market rent for agricultural land in Bolehošť and its surroundings. The theoretical part discusses ways to obtain the basic price of agricultural land. Followed by derivation of market rent as a percentage part the of the price agricultural land. Another part of this work is the practical part, where are individual factors influencing the market rent analyzed first generally and then there is described the influence of individual factors directly for agricultural land in Bolehošť and its surroundings. The influence of these factors on the market rent is documented by calculations derived from a database of rent in the contracts. Followed comparison of rents depending on individual factors and their evaluation.

There is also description of obatining and evaluating of data concerning rents of flats. Data are membered according to the type of flat and city parts of Brno. Analysis of data is a part of the thesis as well.

RENT DEREGULATION IN THE CZECH REPUBLIC

The bachelor thesis is focused on the actual issue of rent deregulation in the Czech Republic. The first part is dedicated to the economic theory of housing demand, housing supply and price control. Afterwards is analyzed the rental sector, focusing on the rent control from its beginning to the present. In the third part is discussed the process of deregulation, regarding the development of deregulation in our country and also the system of rent comparisons. The final part is concerned to the development of housing benefit in our country and is compared with the addressed rent allowance / housing, which is applied in the most of European countries. The main purpose of the thesis is to assess the current situation on the housing market and the economic and social effects of rent deregulation. The partial purpose is to find the appropriateness of implementation of the addressable allowance for the rent / housing.
The lease agreement

The bachelor thesis is concerned with problems of the lease agreement according to the Czech legal regulations. Although this type of agreement is largely used, its content often labours with mistakes which can lead to inconveniences eventually to law suits. Therefore, the aim of this thesis is to provide sufficient information quantity for the creation this type of contract and especially to understand its content. Introductory part of the work focuses on a basic description of the flat rent, legal form, various types of the flats and the ways of creation the lease. The main part of this thesis is devoted to the terms of the contract including the regulated rent and open-market rent comparison. Finally, the thesis is supplemented by a display of the lease agreement created on that of the practical example and the others types of the occupational lease which we can come in contact with.
